THE CONSTRUCTION DEFECTS CASE
Construction defect expert Steve Viani, P.E., was retained by a homeowner in San Francisco who had recently spent more than $750,000 on a major remodel. Over a year later, the renovation still wasn’t completed and she had to pay another contractor nearly $200,000 to complete the work to make her home habitable.
While the construction project was permitted, the contractor did not conform to normal construction standards and did not perform in a workmanlike manner. The San Francisco homeowner asked Steve to develop a claim document that included re-work and new work in the amount of $1.2 million.
CONSTRUCTION DEFECT EXPERT SERVICES
A full inspection of the residence yielded many types of construction defects, such as the lack of wall plumbness, which made it impossible to meet Level 5 drywall finish requirements. Additional construction defects could be found throughout the home. The floors required a Gyp-crete topping, and there were sewer and electrical issues that did not meet the requirement specified in the drawings. The inspection noted the height of the Gyp-crete topping caused the door frames to not fit properly.
Due to schedule issues, new contractors found numerous other construction issues which were documented by our review.
THE SUCCESSFUL RESULT
A detailed defect analysis was performed that documented problems with the work and provided a cost to repair or replace the defective work. The owner, negotiated with the contractor to obtain an equitable solution and an occupancy permit was obtained under Steve’s direction.
